RESERVING
APARTMENTS
A £150 deposit reserves an apartment in your name and withdraws it from all the marketing and rental portals.
Once we have received your reservation deposit we will then proceed with the referencing and affordability checks. For this we need:
- A copy of your ID
- A copy of your proof of address. This can be a utility bill/bank statement/ mobile phone bill and must be dated within the last 3 months
- Status of your employment or accepted place of study
- Details of your current accommodation
- Full contact details of a UK rental guarantor (if applicable)
Apartments are priced differently based on their square footage and location within the building. They all have a similar specification inside.
Your keys will be released to you from the start date of the tenancy, subject to you having passed your references, signed your tenancy agreement and the first month’s rent has cleared in the nominated building account.

DEPOSITS
A £150 deposit is required, initially as a holding deposit (to reserve the apartment) and then once you’ve signed your tenancy agreement it is transferred to a deposit protection scheme and acts as your security deposit. It is returned to you at the end of your tenancy so long as the apartment is handed back in good condition.
It depends. We cannot guarantee the return of a deposit if you change your mind on letting a studio.
There are no other charges from Brick or Urban Study, aside from your deposit and your first month’s rent paid upfront on the signing of your tenancy agreement.

BILLS
Your rent includes your electricity, WIFI/Broadband and water. It does not include Council Tax.
Our apartments are in Band A, see Newcastle City Council for the most up to date pricing.
No, we cannot assist you to pay Council Tax or manage or bill it on your behalf. It is your responsibility to pay it directly to the Council and/or notify them if you are a student or have an exemption.

TENANCIES
Our tenancies are 52 weeks or longer.
You may lose your deposit and/or be liable for the remainder of your tenancy contract.
Yes, some of our apartments are suitable for dual occupancy at an additional cost of £25 per week.
Sorry, no. Pets are not permitted in any of our developments.

RENTAL
GUARANTORS
A rental guarantor is someone who will take responsibility for guaranteeing the payment of you monthly rent in the event you fail to keep up with your rent for the duration of your tenancy. Rental guarantors must be based in the UK.
If you’re a student, paying monthly rent (as opposed to paying all your rent up front) then you will need a rental guarantor. Likewise, if you are a working professional who fails the referencing checks, you will need a UK-based rental guarantor or a guarantor company to guarantee your rental payments in the event you cannot pay them.
You can use a rental guarantee company like Housing Hand or Your Guarantor. Alternatively, you can pay the rent for the duraction of your tenancy up front in a single payment.
They are the standard (secure and confidential) affordability checks as per any AST tenancy in the UK.
